Contract Holders Guide To Renting A Property
Welcome to the contract holders information page, you will find information here on our rental process, if you do not find the answer to a question you may have or the information you are looking for then please contact us and our friendly team will be more than happy to help you.
If you have only just decided to move home or you are a first time renter then the first step is arrange viewings on properties that are suitable to your requirements. We can arrange same day viewings for you when we have unlimited access to properties and usually within 24 hours of occupied properties.

Once you select a property to rent with us you will be asked to fill in a pre-application questionnaire. If your application is successful we will then upload your details to our third party referencing company. You will then be sent a draft copy of the occupational contract along with the Rent Smart Wales Tenancy Guide.
You will be required to pay a holding deposit equivalent to one weeks rent to reserve the property whilst referencing is being conducted. Once you have paid the holding deposit our third party referencing company will request an array of information/documentation from you. This may include and not be limited to:
- Name /address/ contact number /email address / date of birth
- Photo identification
- Employment details
- Income details
- Current/previous landlord details
- Credit Information
- Guarantor information (if applicable)
Once your referencing has been completed we will inform you and confirm your move in appointment with us and your landlord. Prior to you taking occupation of your new home we will ensure that all relevant certificates are in place, if the landlord has decided that Tidal will manage the property on his/her/their behalf then we will complete a full and detailed inventory and condition report which we supply to you within 7 days of your move in.
Occupational Contract
You will have already been sent a draft contract by our third party referencing company to read prior to being asked to sign your amended occupational contract. This can be signed online or in our office. No keys can be released until all signatures are completed on the document.
The first month’s rent and deposit should be paid on or before the start date of the occupational contract. The holding deposit paid will be deducted from the first months rent.
A welcome pack will also be provided to you containing important information and contact numbers for use throughout your tenancy.
Deposit
Holding Deposit:
From 1st September 2019 no agency fees are payable. A holding fee of one weeks rent will be payable to secure your chosen property. If your application is successful these monies will be deducted from the final balance owed.
For example: If the rent for your chosen property is £495.00, a holding fee of £114.23 will be payable. The remaining balance of £380.77 along with the payment of the deposit will be payable upon move in.
